Apartment-living on golf course might be city’s best-kept secret

There’s not much space left at The Bluffs at Willow Run, and after discovering the lifestyle offered here, it’s easy to see why.

Nowhere else in Sioux Falls can you live on a golf course, walk right from your home into a full-service fitness center and pool, and head to an outstanding bar and restaurant without ever going outdoors.

The Bluffs, which offers 161 apartments, has been filling up with a broad mix of residents who have formed a true community on the east side of Sioux Falls along Willow Run Golf Course.

“We’re a great community. Everyone gets along so well, and it’s such a mix from young professionals to retirees and everyone in between,” said Jessica Fernandez, assistant property manager.

“And this is the best time of year to move in. The place comes alive in the summer, for sure, when the golf course is open.”

The Bluffs offers one- and two-bedroom apartments that are only about three years old.

“We have a lot of people who rent for six months and come out here for summer and golf, and then go back to Arizona for the winter,” Fernandez said.

All units feature granite counters, a modern tile backsplash, laminate wood floors, a washer-dryer and a walkout patio or balcony.

“We still have some units with golf-course views available, a few one-bedrooms and a couple two-bedrooms,” Fernandez said.

But the most incredible part is the amenities residents enjoy. All rent includes a membership to GreatLIFE Golf & Fitness, giving residents unlimited fitness and golf not only on their property but also at all GreatLIFE facilities.

“It’s outstanding,” Fernandez said. “There’s no other place with an amenity package like this.”

The attached GreatLIFE fitness center includes 24-hour access, with top-of-the-line equipment such as Matrix and cardio machines, showers and locker rooms, plus classes such as aquatics, yoga and women’s weights.

An indoor pool, hot tub and sauna complete the hotel-like experience.

“I feel like it is pretty unheard of for apartment residents to have access to something as comprehensive as this,” said Austin Kjergaard, who manages the fitness center.

“The fitness center at Willow Run is a hidden gem.”

Residents also can work with on-site trainers to put together a personalized fitness program.

“We get to know many of the residents, and a common reaction we get is that they can’t believe how spacious and clean the facility is,” Kjergaard said.

And when they’re ready to unwind, The Bluffs residents enjoy monthly socials with themes such as trivia night, and beer and wine tasting.

You’ll often find them at happy hour, brunch or picking up dinner at The Willows, the attached bar and grill where The Bluffs residents receive 10 percent off.

“If you come home and don’t want to cook, you can just go down there, and the food is excellent,” Fernandez said. “They have great daily specials, and it’s really good and reasonable.”

Rent starts at $1,035 for a one-bedroom unit and $1,270 for a two-bedroom apartment, with heated underground parking, including a car wash bay, for $75.

“And we are offering a $1,500 move-in credit if you sign a 12-month lease, so you can use that toward rent, and it’s a nice incentive,” Fernandez said.

You can tour The Bluffs any time by calling or take a tour on the Parade of Apartments on April 27.
