Buff City Soap, Budget Blinds, ‘elevated lifestyle’ apartments among latest additions to Dawley Farm Village

Get ready for another big year of activity on the east side, centered around Dawley Farm Village.

Buff City Soap has become the second announced tenant in a new retail center developed by Cresten Capital Holdings that is starting construction at Dawley and also will include Crumbl Cookies.

It’s the second Sioux Falls location for both businesses, which opened last year at Empire Place in front of The Empire Mall.

“We always knew Sioux Falls would have the capacity to do two,” Buff City franchisee Curt Bowen said. “Did we think we’d do it right away? Not necessarily, but it turned out well. There were good locations available.”

The Dawley location “has tremendous demographics, lot of traffic, lots of exposure,” he continued. “This was our third swing at Dawley. The first two didn’t work out, but in hindsight everything happens for a reason, and I’m pleased with where we’re going. It’s going to be a darned good spot.”

Buff City, which specializes in customizable plant-based soaps, and bath and laundry products, also features a create-your-own soap counter.

The hope is to open in the fall.

“We have these two awesome new tenants who already have seen success on the west side coming to the east side,” said Raquel Blount of Lloyd Cos., who represents the Dawley Farms development and leased the spaces.

“There’s just been so much momentum and energy around Dawley this year; it’s been exciting to experience, and we see that continuing into 2022.”

The lease is the latest in a series of developments at Dawley over the past few months and looking forward.

Budget Blinds of Sioux Falls opened recently in a new retail center at 828 S. Highline Place.

“We’re super happy and liking it a lot,” co-owner Adam Balding said. “Dawley Farms brings a ton of people, so it’s just more and more activity.”

The store relocated from the west side and is still drawing its regular customers in addition to reaching new ones, he said.

“Our last store was big, but we couldn’t lay it out as well, and now we literally have everything that’s available in the market,” Balding said. “They (customers) are loving it. It just makes it so much easier when people can come in and see everything.”

Hours are 9 a.m. to 5 p.m. Monday through Thursday and 9 a.m. to 3 p.m. Friday and Saturday. The store also is hiring a designer and installer.

“It’s a little overwhelming the actual amount of traffic that’s there,” Balding added. “It’s crazy, constant cars.”

There are two spaces remaining to lease in the Budget Blinds building, said Ryan Tysdal of Van Buskirk Cos., who has it listed.

“We have a handful of little spaces at Dawley and are working on a land deal along the highway,” he said. “The plan is to close on that one in the spring and wait until some other spaces fill up before breaking ground on a building.”

Tysdal also represents the building to the north of Ulta, which includes Jersey’s Mikes Subs, and recently leased the spot next to Ulta to T-Mobile. The wireless provider is planning a February ribbon-cutting.

“It’s a high-visibility space,” Tysdal said. “And we’re negotiating on a 4,000-square-foot space, so that leaves us 1,900 square feet in that building. Plus I have some deals cooking in the Dawley office park.”

Other new additions to Dawley Farms include a Midcontinent Communications customer service center taking the space next to Kidtopia, and Freddy’s Frozen Custard & Steakburgers opening this winter.

The south end of the development will be adding a Caribou Coffee, along with multiple offices and professional services from eyecare to dentistry.

In the middle of the development, just south of 18th Street, Lloyd Cos. is beginning work on The Carlton, a four-story, 152-apartment complex being built in two phases with underground parking.

The first floor will be commercial, with about 40,000 square feet, and the upper floors will be a mix of studio through three-bedroom floor plans.

“We hope to capture a modern take on some of the popular concepts we previously developed at Donegal and Royal Oak,” multifamily development director Drew O’Brien said, adding the vision is for “an elevated lifestyle community” with a contemporary, sophisticated feel.

“Our inspiration for the interior design was handwritten letters of the past with envelopes sealed with the classic wax stamp,” he said. “We hope to create an atmosphere that inspires conversation, creativity and relaxation.”

Amenities will include an indoor pool and hot tub, two lounges with kitchenettes for entertaining, a Starbucks coffee bar and cafe lounge, a fitness center with modern, interactive exercise equipment, a rooftop patio with a fire pit and outdoor kitchen, and a dog park.

The Carlton will sit north of Lloyd’s Dublin Square apartments, which were one of the first additions to the Dawley development and have expanded over time.

“Since opening, Dublin Square has been one of our most sought-after apartment communities,” said Luke Jessen, Lloyd’s senior director of development.

“The popularity and success of that project led to the planning of The Carleton. Although the projects are separate, the property integrates well within the neighborhood and bridges the transition from lower-density residential development to the heavier commercial spaces like Century Theater and Target.”

The Carlton’s first phase, which is 83 apartments and the clubhouse, is scheduled to open in the fall of this year, with the remaining 69 units finishing in mid-2023. Pre-leasing likely will start in late spring or early summer.

The commercial space on the main level is designed to be “complementary office-style uses such as dental clinics, chiropractic offices, insurance agents or financial advisers who prefer more accessible and visible offices,” Jessen said.
