Former Landscape Garden Centers site redeveloping with retail, office

The former Landscape Garden Centers site in south Sioux Falls will go from bare land to a busy building site this year.

The 7-acre, investor-owned parcel has space for multiple businesses and is “starting to take more shape,” according to Raquel Blount of Lloyd Cos., who has it co-listed with Ryan Tysdal of Van Buskirk Cos.

Tysdal is working with multiple national retailers interested in the frontage along Minnesota Avenue.

Interested tenants so far mainly are those “who are on the east side of the market, on the west side and now are filling in the south side,” he said.

As the availability in front of Walmart has become more limited, tenants that were slower to develop in the area are looking for new options, Tysdal said.

“So this is the next logical spot to the north,” he said. “We’re marketing it as a corner anchored by Walmart.”

Since Landscape Garden Centers moved farther south and west last year, the property has been readied for development, and a preliminary site plan has been produced.

There’s room along Minnesota Avenue for a couple of quick-service restaurants or other similar stand-alone buildings as well as a multi-tenant retail center.

“If you’re looking to come into Sioux Falls and you’re thinking our market supports three franchise stores, you’re going to go to Empire, east side, and you’re going to go to this area,” Blount said. “When you’ve got Dollar Tree on one side, an Aldi on one and McDonald’s, now it really is national retail on all four corners.”

On the interior of the property, a two-story office for insurance agency Boen & Associates is under construction, with about 4,000 square feet available for a tenant on both the first and second floors. The property is being built and developed by Fiegen Construction.

“It’s more of an office feel,” said Reggie Kuipers of Bender Commercial Real Estate Services, who has the space listed. “Boen loves the expanding south-side presence. They’ve been growing and outgrew their space on 41st Street.”

The remaining space is a good fit for a financial services provider or other professional service, he said.

“There’s very little Class A space available in the suburban market, and this to my knowledge is the only new construction of this caliber,” Kuipers said. “It’s a really cool design.”

The balance of the property could develop in a variety of ways, Blount and Tysdal said. A full-service restaurant looked at one point as did a hotel group and office users.

The retail center likely will start soon with a goal to have shell space done by this fall.

Olson Oil also owns property to the south for a future Get-N-Go, though any construction likely is at least a couple of years away, Todd Olson said.

“We’re excited about that area,” he said. “There’s only one place to get fuel on that whole stretch from 41st and Minnesota (until) you get down to Harrisburg … so that market can definitely support another.”
