A warehouse built to encourage business activity in Madison is available for sale or lease and would be a fit for a variety of companies.

“It’s a beautiful building,” said listing agent Marcus Mahlen of NAI Sioux Falls.

“What I really like, and what users like, is that it’s a complete clear-span building. The floor has been poured, other than one corner, but it’s basically fully finished, plug-and-play, ready to occupy for any kind of tenant or buyer.”

The 16,000-square-foot warehouse was built in 2020 and has been used only for temporary storage. It’s located in Madison, home to Dakota State University, with neighbors including Raven Industries, Custom Touch Homes, Rosebud Wood Products and Kibble Equipment.

“There’s been solid interest, primarily around agriculture,” Mahlen said. “We’ve had multiple companies looking at it, but we want to make sure the broader region is aware of the opportunity because it would be very hard to find space like this in Sioux Falls, and there are businesses that will find it’s a fit.”

The building sits on 3.5 acres zoned for light manufacturing with plenty of parking. Its 6-inch concrete floor was poured about a year ago. It includes a 14-by-14 roll-up door with three-phase power and 400 amp service with conduit for 1,000 amp service.

It was built on spec by Madison’s Lake Area Improvement Corporation.

“We’re interested in anything that would be a primary job creator,” executive director Eric Fosheim said.

“DSU’s momentum is driving a lot activity in Madison; however, we do have a very strong manufacturing sector already in place. We have a lot of infrastructure needed for those types of businesses already in place, and we have a community that’s very supportive of economic development.”

Having a spec building available helps draw businesses to the community, even if they don’t end up choosing that particular location, he said.

“The reason we built this was the hope it would lure a new prospect from either outside the community or it might offer a local business the opportunity to expand on a tighter time frame than if they had to build their own building.”

The warehouse could accommodate a range of businesses, Fosheim added.

“Whether it’s fabricating or ag-related, or it could be plastic manufacturing because Madison is known for plastic manufacturing. And we have existing businesses in town looking for opportunities to grow, either on the manufacturing front or even a retailer looking for a space to assist with growth.”

Comparable space in Sioux Falls or even the metro area is increasingly hard to find, Mahlen said.

“This is a modern industrial building, and it’s a lot more appealing,” he said.

“A similar option in Sioux Falls would be a lot older building that might have a lower ceiling height or need significant upgrades. And in the size range, you might have one or two options. And when you look at construction prices today, building something like this could be twice as much. This is built by a community that already has a strong employment base that is motivated to bring more jobs to town.”
