New retail center breaks ground at Dawley Farm Village

More retailers are coming to Dawley Farm Village.

An 8,600-square-foot building that recently started construction will include Budget Blinds of Sioux Falls, a national franchise owned locally by Adam and Tara Balding. The business is relocating from West 41st Street.

The Baldings will own the entire building, which will be on the east side of the Dawley Farm development, adjacent to Veterans Parkway.

“The majority of the city’s growth over the next 20 years is all on the east side,” Adam Balding said. “Positioning our business where all the growth is happening made a lot of sense to us.”

The strong surrounding retailers and anticipated traffic on Veterans Parkway following its connection to Interstate 90 were additional factors, he said.

The building, called Dawley Midway, is expected to be done in mid-2021.

Two additional spaces will be available for lease. There is a 2,000-square foot end cap on the south side of the building as well as a 1,600-square-foot drive-thru end cap on the north side of Budget Blinds, which expects to be open by next fall.

“We designed the drive-thru space to accommodate a wide variety of food tenants,” said Ryan Tysdal of Van Buskirk Cos., who has the space on the market. “The two spaces for lease have marquee visibility from Highway 100.”

Initial leasing interest has been good, Tysdal added.

“This will be a high-profile project at Dawley,” he said. “Visibility is paramount for national retailers, and this site definitely delivers that.”

The new Dawley Midway retail center occupies about half of the 2.24 acres purchased by the Baldings. The north half of the site will be prepped for a build-to-suit lease for a future tenant.

“We are also open to selling the north half,” according to Tysdal, who has the property listed. “It makes an ideal fast-food parcel.”
