The office building in the Three Fountains development at 85th Street and Western Avenue could be full by the end of the year.

Twetten’s Interior Design has opened its relocated showroom, which moved from 26th and Minnesota into a 2,700-square-foot first-floor space that doubles the size of its studio. Twetten’s is owned by Sarah Larson and Teresa Truog.

“We could not be happier with the results,” Truog said. “We tried to create a professional yet inviting showroom by combining classic and current design concepts that we implement in our clients’ homes.”

The business has five employees in Sioux Falls and two in a warehouse in Tea as well as a location in Spirit Lake, Iowa.

“We are very pleased to be part of the rapidly growing community in the southwestern part of Sioux Falls,” Truog added.

Anyone can stop in the showroom from 9 a.m. to 5 p.m. weekdays. For design help, scheduling an appointment with a designer is suggested.

“We are thrilled to have Twetten’s in the building as they are a nontraditional office user, but they bring a vibrant quality to the building that we love,” said Gregg Brown of NAI Sioux Falls, who has the remainder of the building for lease.

Another new tenant, Farm Bureau Property & Casualty Insurance, is leasing just under 4,000 square feet on the second floor and moving from a smaller office downtown.

“Farm Bureau will be an excellent addition to the professional tenant mix,” said Alexis Konstant, a commercial broker at Lloyd Cos., who leased the space. “The first-generation space provides top-quality finishes and an opportunity for growth.”

The location near interstates 29 and 229 is convenient for traveling employees, she added.

The Farm Bureau lease means the top floor is full. There’s about 10,000 square feet left to lease on the first floor.

“We anticipate having leases signed by the end of this year for the balance of the vacant space on the first floor,” Brown said.

Momentum isn’t quite as strong for the retail building planned for the development. A tapas restaurant had planned to move in but didn’t move forward.

“We are currently seeking a new lead tenant to kick off the retail building,” Brown said. “The site has been graded, and building plans have been completed, so we can deliver the building quickly.”
