Two-story retail center planned at 69th & Western

A two-story building with a modern look is coming to the southwest corner of 69th Street and Western Avenue.

The Prairie Hills Galleria will be at the northeast edge of the Prairie Hills neighborhood on some of the only undeveloped land in the area.

“This is an excellent opportunity to have shops and boutique retail directly on the corner,” said Raquel Blount, who is marketing the property for Lloyd Cos.

“The location will provide maximum exposure and visibility for retail.”

While Blount has just started marketing the property, “we have enough interest already with groups we’ve talked to that could fill the main floor and a decent portion of the second,” she said, adding that the second floor also is a good fit for offices and other neighborhood services “with great exposure and nice views.”

The property also is being designed to include a 3,000-square-foot standalone building with a drive-thru.

“It’s a perfect combination of what people who want exposure look for because there’s a strong traffic count throughout the day because of the business in the area,” Blount said.

“The timing is perfect with the city’s completion of the intersection with additional lanes and the strong new construction that’s taken place.”

The project follows other recent retail activity in the area. The Wedge, located south of it, has leased some of its space, and other deals are in progress. Across 69th Street, WR Hospitality recently leased the former Beef ‘O’ Brady’s space and plans to put a new restaurant concept there later this year.
